Generally, landlords require a copy of your identification (National ID, passport), proof of income/employment, and payment of an agreed-upon security deposit (often one or two months’ rent) and the first month’s rent in advance.
A tenancy agreement is a legally binding contract between the landlord and tenant outlining the terms and conditions of the rental, including rent amount, payment schedule, lease duration, responsibilities of both parties, and termination clauses. It protects both your rights.
This varies by property. The tenancy agreement will clearly state which utilities (e.g., water, electricity, garbage collection) are included in the rent and which are the tenant’s responsibility.
As a tenant, you have the right to quiet enjoyment of the premises and timely repairs by the landlord. Your responsibilities include paying rent on time, maintaining the property, and not engaging in illegal activities. The Landlord and Tenant Bill, 2022, provides legal framework for these.
